Wood-effect vinyl and laminate flooring is what most Kenyans call Mkeka wa mbao, and it has become the default upgrade for anyone tired of cold tiles or worn carpet. It installs fast, transforms a room in a day, and costs a fraction of real timber.
But the prices quoted online vary so widely that it is hard to know what a fair figure looks like. Here is what sits behind the number.
The three product tiers
Self-adhesive vinyl planks are the entry point. Thin, peel-and-stick, very cheap. They work as a short-term fix in a rental or a low-traffic bedroom. They also lift at the edges over time, especially in direct sun, and they show every imperfection in the floor beneath.
Click vinyl and laminate sit in the middle. Thicker, floating over an underlay, no adhesive, and far more convincing underfoot. This is where most Kenyan homes land. Laminate gives the sharpest timber look; click vinyl handles occasional moisture better.
SPC (stone plastic composite) is the top tier. Fully waterproof, dimensionally stable in heat, tough enough for commercial traffic, and it clicks together over an existing floor in many cases. Costs the most upfront, lasts the longest.

What the per square metre rate should cover
A complete quote should include the flooring material, underlay where applicable, a damp-proof membrane on ground floors, installation labour, skirting or beading at the edges, threshold strips at doorways and removal of the old floor.
The quotes that look suspiciously cheap are usually material plus labour only. Beading, thresholds and waste removal then appear afterwards as extras, and the final figure lands where the honest quote started.
The cost most people forget: subfloor prep
This is the single biggest variable, and nobody can price it accurately without seeing the floor.
Vinyl and laminate are thin and flexible. They do not hide anything. A screed that dips 5mm across two metres will show as a visible wave in the finished floor and will eventually cause the click joints to separate. Old tile adhesive has to be ground off. Hollow sections have to be broken out and re-screeded.
On ground floors, a damp-proof membrane is not optional. Moisture rising through a slab into a laminate floor will lift and swell it within a year, and then the entire job is paid for twice. Skipping the membrane to save a small amount is the most expensive saving in flooring.
