Wall Partitioning Prices in Kenya — The Complete Guide
Wall partitioning prices in Kenya range from KES 850 per PVC panel for decorative room dividers to KES 80,000+ per m² for bulletproof security partitions. The wide range exists because “wall partitioning” covers more than a dozen distinct products — each with different materials, different installation requirements, and fundamentally different applications.
This guide gives you the verified price for every wall partition type available in Kenya. Furthermore, it explains exactly what each price includes, how to measure your space correctly, and which partition type genuinely suits your office, home, clinic, or commercial environment.

How Wall Partitioning Is Priced in Kenya
Wall partitioning prices in Kenya are quoted in three different units depending on the product type. Understanding which unit applies to which product is essential before comparing any quotes.
Per piece — used for PVC decorative panels (sold as individual lengths). Cemmax Building Supplies lists their PVC partition panels at KES 850–1,100 per piece depending on size and shape.
Per square metre of face area — used for all installed partition systems (gypsum, aluminium, glass, frameless). Face area = partition length × partition height. A 10m run at 2.7m ceiling height = 27m² face area.
Per linear metre — occasionally used by contractors for simple straight runs, but less reliable for comparison than face area.
The face area formula: Partition length (m) × ceiling height (m) = face area (m²). Multiply face area by price per m² to get your total partition cost.
Ceiling height multiplier — why it matters:
| Ceiling Height | Cost Multiplier vs 2.7m |
|---|---|
| 2.4m | ×0.89 |
| 2.7m (standard Nairobi) | ×1.00 baseline |
| 3.0m | ×1.11 |
| 3.5m | ×1.30 |
| 4.0m | ×1.48 |
Always confirm your ceiling height before requesting any partition quote. A 3.5m industrial ceiling increases your total partition cost by 30% compared to a standard 2.7m Nairobi office floor.

PVC Partition Panels — KES 850–1,100 per piece
PVC partition panels are lightweight, decorative room dividers — not structural walls. They are the most affordable partition product available in Kenya.
What PVC partitions cost:
Cemmax Building Supplies lists their PVC partition panels at KES 850 for the square version (50×50mm, 2.8m length) and KES 1,100 for the rectangular version (100×850mm, 2.8m length). They are available in White, Grey, Warm Oak, Black, and Mahogany finishes.
What PVC partitions are good for:
- Decorative room dividers between dining and living areas
- Aesthetic ceiling features and feature wall accents
- Lightweight space definition without structural walls
- Rental properties where removable solutions are preferred
What PVC partitions are not suitable for:
- Acoustic privacy between offices or rooms
- Fire separation
- Any application requiring structural integrity
- Professional office environments where quality impression matters
Gypsum Partition Walls — KES 3,500–14,000/m²
Gypsum partitions are the most widely installed wall partition type in Kenya. They consist of a steel stud frame clad on both sides with gypsum board, then skimmed and painted.
Gypsum partition prices in Kenya:
| Specification | Price Per m² | What It Delivers |
|---|---|---|
| Standard single-layer | KES 3,500 – 4,500 | One 12.5mm Gyproc board per face, basic paint |
| Acoustic double-layer | KES 5,000 – 7,000 | Double board + Rockwool, Rw 40–48dB |
| High-spec double-stud | KES 8,000 – 14,000 | Two independent frames, STC 50–58dB |
Material cost validation:
Raw material prices from Gypsum Ceiling Kenya confirm these installed rates. A standard Gyproc gypsum board (12.5mm, 4×8ft) costs KES 1,900. The Gyproc Soundblock acoustic board costs KES 3,550. Knauf Rockwool insulation (50mm, 14m × 1.2m roll) costs KES 16,500. Steel studs and channels cost KES 120 each. Adding professional labour, finishing, and paint produces the installed price ranges above.
When to specify acoustic double-layer gypsum:
Acoustic double-layer gypsum is the correct specification for boardrooms, HR offices, legal consultation rooms, and any space where normal conversation must not be audible in adjacent areas.
When standard single-layer is sufficient:
Standard gypsum is appropriate for storerooms, server rooms, kitchenettes, and back-of-house areas where complete visual privacy is needed but acoustic performance is not a priority.
For gypsum finishes and ceiling integration, see Interior Finishes Kenya for material references and Renovation Kenya for renovation project guidance.

Aluminium Partition Walls — KES 5,500–13,000/m²
Aluminium partitions use an extruded powder-coated aluminium frame with solid MDF, gypsum, or glass infill panels. They deliver a significantly more sophisticated aesthetic than gypsum at a competitive price — and are demountable, meaning they can be disassembled and reinstalled in a new location.
Aluminium partition prices in Kenya:
| Type | Price Per m² | Key Feature |
|---|---|---|
| Aluminium + MDF solid infill | KES 5,500 – 9,500 | Full privacy, premium aesthetic |
| Aluminium + clear glass | KES 9,500 – 11,500 | Visual openness, natural light |
| Aluminium + frosted glass | KES 10,500 – 12,500 | Privacy with light transmission |
| Slimline aluminium + glass (50–75mm) | KES 11,500 – 13,000 | Premium slim-profile modern look |
Frame finish options and their cost impact:
| Frame Colour | Additional Cost |
|---|---|
| White or silver (standard) | Baseline |
| Grey or champagne | +KES 500–800/m² |
| Black powder coat | +KES 800–1,500/m² |
| Custom RAL colour | +KES 1,200–2,500/m² |
Why aluminium partitions are preferred for modern Kenya offices:
Aluminium partitions are demountable — businesses in leased offices can take their partition investment when they relocate. Furthermore, the powder-coated frame delivers a corporate aesthetic that painted gypsum cannot match.
For aluminium supply partnerships, see Aluminium Kenya for extrusion and profile references.
Glass Partition Walls — KES 8,000–30,000/m²
Glass partition walls distribute natural light across deep office floors, deliver a premium visual impression, and are available in clear, frosted, tinted, or smart switchable specifications.
Glass partition prices in Kenya:
| Glass Type | Thickness | Price Per m² | Acoustic Rating |
|---|---|---|---|
| Toughened clear (standard) | 8mm | KES 8,000 – 11,000 | Rw 28–32dB |
| Toughened clear (premium) | 10mm | KES 11,000 – 13,500 | Rw 32–35dB |
| Toughened clear (luxury) | 12mm | KES 15,000 – 18,000 | Rw 35–38dB |
| Low-iron ultra-clear | 12mm | KES 16,500 – 18,000 | Rw 35–38dB |
| Double-glazed acoustic | 6+6mm | KES 18,000 – 24,000 | Rw 36–42dB |
| Double-glazed acoustic | 8+8mm | KES 22,000 – 30,000 | Rw 40–45dB |
Glass finish upgrades:
| Glass Finish | Additional Cost Per m² |
|---|---|
| Frosted (manufactured) | +KES 1,500 – 2,500 |
| Manifestation film | +KES 500 – 1,200 |
| Tinted (grey, bronze, blue) | +KES 1,500 – 3,000 |
| Smart switchable glass | KES 22,000 – 45,000 total |
Important: Toughened glass cannot be cut after manufacture. All panels must be ordered to final measured size before tempering begins.
Frameless Glass Partitions — KES 8,000–18,000/m²
Frameless glass partitions have no visible aluminium frame — just structural glass panels held by flush floor channels, ceiling tracks, and stainless steel point fixings. They deliver the most prestigious office aesthetic available in Kenya’s partition market.
Frameless vs framed glass — which to choose:
| Scenario | Better Choice |
|---|---|
| CEO suite, boardroom, prestige reception | Frameless |
| Mixed office with solid and glass panels | Aluminium-framed |
| Open-plan tech startup or creative agency | Frameless or slimline framed |
| Budget-conscious professional office | Aluminium-framed |
Glass door prices (additional to partition cost):
| Door Type | Price Each |
|---|---|
| Frameless glass door — patch fittings | KES 40,000 – 55,000 |
| Frameless glass door — floor spring | KES 55,000 – 75,000 |
| Frameless glass sliding door | KES 45,000 – 65,000 |
| Aluminium-framed glass door | KES 25,000 – 42,000 |
| Acoustic door with seals | KES 35,000 – 80,000 |

Acoustic Partition Walls — KES 5,000–14,000/m²
Acoustic partitions are specifically engineered to reduce sound transmission between spaces. They use double or triple gypsum board layers, dense Rockwool mineral wool insulation, and acoustic seals at all perimeter joints.
Acoustic performance guide:
| Specification | Acoustic Rating | Practical Meaning |
|---|---|---|
| Standard gypsum (single) | Rw 28–35dB | Conversation partially audible through wall |
| Acoustic gypsum (double) | Rw 40–48dB | Significantly reduced audibility |
| High-spec double-stud | STC 50–58dB | Near-complete acoustic isolation |
| Double-glazed glass | Rw 36–45dB | Glass equivalent of double gypsum |
When acoustic partitions are mandatory:
Acoustic partitions are the correct specification — not just a premium option — for boardrooms where confidential decisions are discussed, HR offices where performance conversations happen, legal consultation rooms where client privilege applies, medical consulting rooms where patient privacy is required, and call centre management suites that need separation from floor noise.

Demountable Partition Walls — KES 6,000–12,000/m²
Demountable partitions can be fully disassembled and reinstalled in a new configuration or a new location without demolition.
Why demountable partitions make financial sense for Kenya businesses:
A standard gypsum partition in a leased Nairobi office must be demolished at lease end — destroying the entire partition investment. A demountable partition system can be removed, transported, and reinstalled at your next office, recovering 60–75% of its original value.
Demountable partition types available in Kenya:
- Panel-based demountable walls — solid or glazed panels on floor and ceiling tracks
- Movable partitions on ceiling track — rapid room reconfiguration for conference rooms
- Foldable acoustic partitions — for training centres, function rooms, and hotel conference facilities
Best for: Fast-growing businesses in leased premises, training centres, co-working spaces, and conference facilities.
Bulletproof Partition Walls — KES 25,000–80,000+/m²
Bulletproof partitions use laminated ballistic glass, steel plate reinforcement, or polycarbonate composites to meet EN 1522 (European) or UL 752 (American) ballistic standards.
Bulletproof partition prices by rating:
| Rating | Protection Level | Price Per m² |
|---|---|---|
| BR1 / Level 1 | 9mm handgun | KES 25,000 – 38,000 |
| BR2 / Level 2 | .357 Magnum | KES 32,000 – 45,000 |
| BR4 / Level 4 | 7.62×39mm rifle | KES 45,000 – 65,000 |
| BR6 / Level 6 | Armour-piercing | KES 65,000 – 80,000+ |
Applications in Kenya: Bank teller counters, embassy and consulate reception, forex bureau service counters, police and security facility windows, and premium jewellery retail counters.

How to Measure Your Space for a Wall Partition Quote
Accurate measurement prevents the most common and most expensive Kenya partition budgeting mistake — receiving a quote for one ceiling height and discovering you have another.
Step 1 — Sketch your floor plan. Draw a simple rough plan of the space. Mark existing walls, windows, columns, and doors.
Step 2 — Mark every planned partition run. Draw a line wherever you want a new partition wall.
Step 3 — Measure each run in metres. Walk along each line and record its length.
Step 4 — Measure your ceiling height. Measure from finished floor to the underside of the existing ceiling. Most Nairobi commercial offices measure 2.4m to 3.0m.
Step 5 — Calculate face area. Multiply partition length × ceiling height for each run.
Step 6 — Count your door openings. Note whether each door should be glass or solid.
Step 7 — Apply the price. Use the table above to estimate your partition cost. Add door costs separately.
Example self-calculation:
| Run | Length | Height | Face Area | Rate | Cost |
|---|---|---|---|---|---|
| Meeting room | 8m | 2.7m | 21.6m² | KES 10,500 | KES 226,800 |
| Director office | 6m | 2.7m | 16.2m² | KES 9,500 | KES 153,900 |
| Store | 4m | 2.7m | 10.8m² | KES 4,000 | KES 43,200 |
| 2 doors (glass + solid) | — | — | — | — | KES 60,000 |
| Total | KES 483,900 |

Hidden Costs to Budget For {#hidden}
VAT at 16%: On a KES 1,000,000 partition project, VAT adds KES 160,000 if not included in the quote. Always confirm whether prices are VAT-inclusive.
Regional mobilisation: Projects outside Nairobi incur a KES 50,000 mobilisation fee covering Mombasa, Kisumu, Nakuru, Eldoret, Thika, and all other regional Kenya locations.
MEP relocation: New partitions that fall beneath existing sprinkler heads, HVAC diffusers, or electrical conduits require MEP relocation — typically KES 8,000–25,000 per service point.
Building management fees: Most Nairobi commercial buildings charge access, goods lift, and waste disposal fees during fit-out works — KES 30,000–100,000 depending on building management.
Strip-out of existing partitions: Removing old gypsum partitions before installing new ones adds KES 500–1,500/m² to the project cost, plus KES 20,000–60,000 for waste disposal.
Contingency: Always hold 10–15% contingency on any Kenya partition project. Concealed structural surprises, out-of-stock materials, and scope changes are normal.

Frequently Asked Questions
What are wall partitioning prices in Kenya?
Wall partitioning prices in Kenya range from KES 850–1,100 per piece for PVC decorative panels, KES 3,500–4,500/m² for standard gypsum, KES 5,000–7,000/m² for acoustic gypsum, KES 5,500–13,000/m² for aluminium systems, KES 8,000–18,000/m² for frameless glass, KES 18,000–30,000/m² for double-glazed acoustic glass, and KES 25,000–80,000+/m² for bulletproof partitions. All prices except PVC panels are per square metre of face area, supply and professional installation included.
How do I calculate wall partition cost in Kenya?
Multiply your partition wall length (metres) by the ceiling height (metres) to get face area in m². Then multiply face area by the price per m² for your chosen partition type. Add door costs separately. For example: a 10m partition at 2.7m height = 27m² face area × KES 10,500/m² (aluminium glass) = KES 283,500, plus doors.
What is the cheapest wall partition in Kenya?
EPS (expanded polystyrene) panels are Kenya’s most affordable structural partition at KES 3,000–5,500/m². PVC decorative panels from Cemmax Building Supplies cost KES 850–1,100 per piece and are the cheapest product available — but they are decorative room dividers, not structural partition walls.
How long does wall partition installation take in Kenya?
A small project of 2–3 rooms takes 2–4 days. A medium office floor (100–200m²) takes 5–8 days. Aluminium and glass systems install faster than gypsum because there is no wet work, no drying time, and no painting required.
Does the price include doors?
No. Doors are quoted separately. Door costs range from KES 10,000–18,000 for a basic solid timber door to KES 55,000–75,000 for a premium frameless glass door with floor spring. Always include doors when calculating your total project cost.
Does Suimas install wall partitions outside Nairobi?
Yes. Suimas delivers wall partition installation across all 47 Kenya counties. Projects outside Nairobi incur a KES 50,000 mobilisation fee covering Mombasa, Kisumu, Nakuru, Eldoret, Thika, Machakos, Nyeri, and all other regional centres.
