What each system is

Frameless glass partitions use thick tempered or laminated glass panels, joined at the edges with structural silicone or minimal patch fittings, with no visible metal frame around each panel. The look is a continuous sheet of glass.

Framed aluminium systems hold thinner glass within an aluminium frame at every joint, panel edge and door opening, giving a visible grid pattern across the wall.

Cost

Framed aluminium is less expensive, generally by a meaningful margin, because the aluminium profile is a standard extruded product and the glass used within it can be thinner. Frameless systems cost more because they require thicker, stronger glass to span the same distance without frame support, plus more precise fabrication and fitting. If budget is the primary constraint, framed systems win by a clear margin.

Installation speed

Framed systems install faster in most cases. The aluminium grid is largely prefabricated to measured dimensions and assembled on site, with glass dropped into pre-formed channels. Frameless systems require more careful on-site alignment since there is no frame to hide small inconsistencies, and structural silicone joints need curing time before the wall can be considered complete.

Acoustic performance

This is where framed systems often outperform expectation. A well-sealed framed partition with a gasket at every glass edge blocks sound more effectively than a frameless wall, because frameless panels rely on silicone joints that transmit some vibration and rarely seal as completely as a compression gasket. For rooms needing genuine acoustic privacy, such as a clinic consultation room or an HR office, framed systems with acoustic glazing are usually the better technical choice even though frameless looks more premium.

How each ages

This is the comparison most sales conversations skip entirely. Frameless partitions rely on exposed silicone joints, and silicone yellows and can shrink slightly over several years of Nairobi’s UV exposure, particularly on partitions near windows. Once that happens, the joints become the most visible thing in an otherwise clean design. Framed aluminium systems hide this issue by design, since the frame itself is the visible joint from day one and does not change appearance as it ages. Framed systems generally look the same in year five as they did at handover; frameless systems need occasional joint maintenance to stay looking as sharp as their first year.

Which suits which room

Reception areas and boardrooms, where the visual statement matters most and the wall is unlikely to be touched or knocked, suit frameless glass. Individual offices, consultation rooms and any partition with a door opened repeatedly through the day suit framed aluminium, since the frame handles door hardware and hinge stress far better than a frameless edge. Most well-specified commercial fit-outs use both: frameless at the one or two feature walls that set the tone for visitors, framed throughout the working areas that take daily wear. Choosing one system for an entire building usually means overpaying somewhere or under-specifying somewhere else.
