An open-plan office looks efficient on a floor plan and often fails in practice. Without some form of division, meeting conversations bleed into work areas, there is nowhere private for calls, and everyone sits in one undifferentiated room regardless of what they are actually doing. Partitioning is how that single space becomes a functioning office.

Here is how the process actually runs, from first walkthrough to handover.

Step 1: Layout planning

This starts with understanding how people actually work, not just how many desks are needed. We map which teams need to sit together, which functions need acoustic privacy, such as HR and finance, and which need visibility, such as sales floors and customer service. Circulation routes are planned next, since a layout that looks efficient on paper often creates bottlenecks once people are walking through it daily.

Step 2: Choosing the partition type per zone

Not every part of an office needs the same partition. Aluminium and glass partitions suit boardrooms, reception frontage and any area where daylight needs to travel deeper into the floorplate. Low partial partitions or acoustic screens suit open desking zones where full division is unnecessary and would kill the collaborative feel entirely.

Step 3: Services coordination

Before any partition goes up, electrical, data and air conditioning routes have to be finalised. Partition walls often carry sockets, data points and switches, so their exact position has to be locked before the frame is built. This is the stage most delays trace back to, because changing a wall position after services are roughed in means redoing the electrical work.

Step 4: Framing and first fix

Partition walls are built from a metal or timber stud frame, fixed floor to ceiling. At this stage the room shapes become visible for the first time, which is also when clients most often want to adjust a wall position. Adjustments here are straightforward; adjustments after boarding are not.

Step 5: Boarding, glazing and finishing

Gypsum sections are boarded, jointed and skimmed ready for paint. Glass sections are glazed into the aluminium framing, with manifestation strips added at door height for safety. Doors are hung and hardware fitted.

Step 6: Ceiling and lighting integration

Ceilings are completed after partition walls are in place, so that ceiling grids and ductwork can be planned around the finalised room boundaries rather than guessed at in advance. See Gypsum Ceilings & Integrated Lighting.

Step 7: Flooring, painting and handover

What to decide before construction starts

Confirm which rooms need acoustic privacy versus visual separation only, since this decision drives most of the partition budget. Confirm services positions early, since this is the single biggest source of delay. Decide on glass versus gypsum per zone before pricing, since mixing them after a quote is issued changes the whole figure.
